You’ve been with Fincasa Vilanova for seven months, haven’t you?

Yes, since October.

Are you from Vilanova?

I do. My partner comes from the El Vendrell area.

And have you always been dedicated to the real estate sector?

No, I come from banking and…

The crisis….

Yes. I started working in the real estate sector. Then I switched to banking, in the mortgage area, for 11 years. And now, once again, I go back to the origins.

In other words, you lived through the difficult times of banking…

Yes, yes (….)

You told me before that people are buying flats instead of renting again. Taking into account that we are not yet completely out of the crisis, do you think this option is the safest?

I don’t think we’re going back to the situation we had before, because banks look at it a lot before leaving money. And citizens have more foresight before making investments. Now we have a very low interest rate and you can pay less on mortgage than rent. As a result, people are opting more for purchase.

What is Vilanova’s customer like?

There is everything, there is no specific profile. There is the young person who wants to emancipate himself and chooses to rent, and the elderly person who sells his home to go and live elsewhere. We have everything. There is no standard client.

Is the rental market in Vilanova stagnant?

Yes. People still don’t trust renting, they prefer to buy or sell rather than rent.

And why are we like this in this country? Elsewhere, the preferred option is renting.

The mindset is to buy or sell rather than rent. If you buy it, it is already a property, you can leave it to your children,…

But it’s yours when you’ve just paid for it!

Yes, but there is this mentality. Or at least that’s my perception. Most people shop by the sea or in the mountains. It is not usual to rent by the sea and then move to the mountains, citing the same example.

Is this mentality also among young people?

Before, yes. Now, it is true that perhaps young people prefer to rent first and not risk having to sell if things don’t go well later.

Do you have children?

Yes, two.

And what option would you recommend to them?

I’m old-minded and I think it’s always better to buy than to rent. However, it depends on the circumstances. If you start with a partner, it may be better to rent first and then, if everything works, move on to buying.

But now that there are so many divorces, you never know….

Yes, that’s clear. That’s why it might be better to try renting first.

Going back to your children. Or would you recommend them to live? Here or outside Vilanova?

In this question I cannot be objective. For me, personally, like Vilanova there is no other place. You have everything, and everything at hand. I really like the city.
