En caso contrario, nos encontramos ante rendimientos de capital inmobiliario, y es este segundo caso de que se trata en esta publicaci\u00f3n:<\/p>\n<p>Para empezar, hay que exponer que <span style=\"text-decoration: underline;\">el rendimiento neto de un inmueble alquilado es la diferencia entre los ingresos<\/span> (rentas cobradas a los arrendatarios) y los gastos afectos a este alquiler. Por lo tanto, <span style=\"text-decoration: underline;\">los gastos deducibles ser\u00e1n todos aquellos gastos necesarios para obtener los rendimientos<\/span>. Estas las dividimos en dos grandes grupos, que son los siguientes:<\/p>\n<\/div><div class=\"fusion-tabs fusion-tabs-1 classic nav-is-justified horizontal-tabs icon-position-left mobile-mode-accordion\" style=\"--awb-title-border-radius-top-left:0px;--awb-title-border-radius-top-right:0px;--awb-title-border-radius-bottom-right:0px;--awb-title-border-radius-bottom-left:0px;--awb-inactive-color:#f9f9fb;--awb-background-color:#ffffff;--awb-border-color:#001e5e;--awb-active-border-color:#003265;\"><div class=\"nav\"><ul class=\"nav-tabs nav-justified\" role=\"tablist\"><li class=\"active\" role=\"presentation\"><a class=\"tab-link\" data-toggle=\"tab\" role=\"tab\" aria-controls=\"tab-5caa2d8e658444b12fb\" aria-selected=\"true\" id=\"fusion-tab-grupa\" href=\"#tab-5caa2d8e658444b12fb\"><h4 class=\"fusion-tab-heading\">GRUP A<\/h4><\/a><\/li><li role=\"presentation\"><a class=\"tab-link\" data-toggle=\"tab\" role=\"tab\" aria-controls=\"tab-df3a2379b122faba446\" aria-selected=\"false\" tabindex=\"-1\" id=\"fusion-tab-grupb\" href=\"#tab-df3a2379b122faba446\"><h4 class=\"fusion-tab-heading\">GRUP B<\/h4><\/a><\/li><\/ul><\/div><div class=\"tab-content\"><div class=\"nav fusion-mobile-tab-nav\"><ul class=\"nav-tabs nav-justified\" role=\"tablist\"><li class=\"active\" role=\"presentation\"><a class=\"tab-link\" data-toggle=\"tab\" role=\"tab\" aria-controls=\"tab-5caa2d8e658444b12fb\" aria-selected=\"true\" id=\"mobile-fusion-tab-grupa\" href=\"#tab-5caa2d8e658444b12fb\"><h4 class=\"fusion-tab-heading\">GRUP A<\/h4><\/a><\/li><\/ul><\/div><div class=\"tab-pane fade fusion-clearfix in active\" role=\"tabpanel\" tabindex=\"0\" aria-labelledby=\"fusion-tab-grupa\" id=\"tab-5caa2d8e658444b12fb\">\n<p><span style=\"text-decoration: underline;\">Los gastos del GRUPO A son gastos que est\u00e1n limitadas<\/span>, es decir, la suma de estos gastos no podr\u00e1 superar la cuant\u00eda de los rendimientos obtenidos. Por tanto, no se puede obtener un rendimiento negativo con estas, y el resultado m\u00ednimo ser\u00e1 de 0, quedando a compensar en ejercicios posteriores los gastos que no se puedan deducir en este ejercicio.<\/p>\n<ul>\n<li><strong>Conservaci\u00f3n y reparaci\u00f3n<\/strong>: Facturas de conservaci\u00f3n y reparaci\u00f3n del inmueble alquilado (pintura, reparaci\u00f3n de instalaciones, sustituci\u00f3n de elementos &#8230;). Las facturas de ampliaci\u00f3n o mejora no ser\u00edan deducibles, ya que son consideradas una inversi\u00f3n y se tendr\u00edan en cuenta en un eventual ganancia o p\u00e9rdida patrimonial, y afectar\u00edan el c\u00e1lculo en caso de transmitir el inmueble.<\/li>\n<li><strong>Intereses y otros gastos de financiaci\u00f3n<\/strong>: Intereses de pr\u00e9stamos y otros gastos de financiaci\u00f3n para adquisici\u00f3n o mejora de los inmuebles en cuesti\u00f3n.<\/li>\n<\/ul>\n<\/div><div class=\"nav fusion-mobile-tab-nav\"><ul class=\"nav-tabs nav-justified\" role=\"tablist\"><li role=\"presentation\"><a class=\"tab-link\" data-toggle=\"tab\" role=\"tab\" aria-controls=\"tab-df3a2379b122faba446\" aria-selected=\"false\" tabindex=\"-1\" id=\"mobile-fusion-tab-grupb\" href=\"#tab-df3a2379b122faba446\"><h4 class=\"fusion-tab-heading\">GRUP B<\/h4><\/a><\/li><\/ul><\/div><div class=\"tab-pane fade fusion-clearfix\" role=\"tabpanel\" tabindex=\"0\" aria-labelledby=\"fusion-tab-grupb\" id=\"tab-df3a2379b122faba446\">\n<p><strong>El resto de gastos, las del Grupo B, pueden hacer que se obtenga un rendimiento negativo<\/strong>, ya que se deducen \u00edntegramente en el ejercicio en cuesti\u00f3n.<\/p>\n<ul>\n<li><strong>Tasas y tributos<\/strong>: Los tributos como el IBI, basura y otros tributos no estatales son deducibles, excepto los de car\u00e1cter sancionador.<\/li>\n<li><strong>Servicios profesionales<\/strong>: Facturas de asesor\u00eda y \/ o gesti\u00f3n, gastos ocasionados por la formalizaci\u00f3n de contratos, de defensa de car\u00e1cter jur\u00eddico, etc.<\/li>\n<li><strong>Comunidad<\/strong>: Las cuotas de comunidad, tanto recurrentes como extras.<\/li>\n<li><strong>Suministros<\/strong>: Facturas de suministros (agua, luz, gas, etc.) que sean necesarias para la obtenci\u00f3n de rendimientos de alquiler del inmueble.<\/li>\n<li><strong>Seguros<\/strong>: Los recibos de seguros del inmueble (cobertura contra incendios, robos, &#8230;). No son deducibles los seguros no afectos al alquiler, como podr\u00eda ser los seguros de vida del propietario.<\/li>\n<li><strong>Otros gastos<\/strong>: Facturas de servicios de limpieza, mantenimiento de jardines, vigilancia, porter\u00eda, servicios relacionados con el inmueble, etc.<\/li>\n<li><strong>Amortizaci\u00f3n del inmueble<\/strong>: Es deducible la amortizaci\u00f3n del inmueble, consistente en el 3% del mayor de los dos siguientes: del valor catastral de la construcci\u00f3n, o bien sobre el c\u00e1lculo de la proporci\u00f3n que pertenece al valor construcci\u00f3n en escrituras de adquisici\u00f3n.<\/li>\n<li><strong>Amortizaci\u00f3n del mobiliario<\/strong>: Es deducible la amortizaci\u00f3n anual de los bienes cedidos en el inmueble, que deben constar en contrato y \/ o anexo y siempre que sean de vida \u00fatil superior a un a\u00f1o: electrodom\u00e9sticos, mobiliario, etc.<\/li>\n<\/ul>\n<\/div><\/div><\/div><div class=\"fusion-text fusion-text-3\"><p>Asimismo, hay que tener en cuenta que<span style=\"text-decoration: underline;\"> algunos de los gastos se prorratear\u00e1n seg\u00fan los d\u00edas que haya sido alquilado el inmueble<\/span>, deduciendo s\u00f3lo aquellos importes realmente afectos al arrendamiento (y por tanto, dejando sin deducir los gastos que se han afectado en per\u00edodos sin alquiler).
